We are receiving more applications than usual, which is slowing down our 4 to 6-week processing time. To make sure your application is processed faster, please make sure it is complete and the required fees are paid. If we need to ask you for more information, it will take longer.
On this page you'll find forms for the property industry.
Note: We can't accept fee payments over the phone or by email as debit and credit card payments aren't secure using these methods. If we get an email containing these details, we'll have to immediately delete it and your application and payment won't be processed.
You can't apply online.
Fill out 1 of these forms:
- Application for a licence form (Form 1-1) (individuals)
- Application for a corporation licence form (Form 1-2) (corporations)
This is a requirement of the Property Occupations Act 2014.

You can't apply online.
To appoint (or re-appoint) a real estate agent or resident letting agent, fill out 1 of these forms:
- Residential agent appointment or reappointment (Form 6)
- Commercial agent appointment or reappointment (Form 6A).
A completed form must be given to the client before you perform any property agent services for them.
This is a requirement of the Property Occupations Act 2014.

You can't apply online.
Fill out the Application to appoint a substitute licensee form (Form 11) to apply to:
- appoint a substitute licensee to work for more than 30 days
- extend the substitute licensee's appointment period.
This is a requirement of the Property Occupations Act 2014.

There are no forms to fill out.
Write to us at an OFT contact centre or by email to ilu@justice.qld.gov.au to request we:
- change or remove your licence or registration conditions
- deactivate or reactivate your licence.
Please include as much detail as possible, including your licence or registration number.
Note: when reactivating a licence you may need to pay a pro-rata renewal fee and a criminal history check fee, depending on whether you've previously renewed an inactive licence. We'll let you know the fee you need to pay once we receive your application.

Disclosure of beneficial interest to the seller
Property developers or real estate agents with a beneficial interest in a sale must give the seller a completed Disclosure of beneficial interest to the seller form (Form 7).
This is a requirement of the Property Occupations Act 2014.
No fees apply
Disclosure to potential buyer
Property developers or real estate agents must show a potential buyer the Disclosure to potential buyer form (Form 8) to disclose their interests, including:
- a relationship with a third party they referred the buyer to
- any commission received from or paid to that third party
- their interests in the property (if a property developer).
Penalties apply for failing to disclose interests.
This is a requirement of the Property Occupations Act 2014.

Open, close or change the name of a trust account
You can't apply online.
Fill out the Notification of opening, closing or change of name of trust account form (Form 5) to tell us if you:
- open a new trust account
- change your trust account details
- close your trust account.
This is a requirement of the Agents Financial Administration Act 2014.

Apply online to replace a licence or registration or request an extract (copy).
An extract will show:
- the name of each person who holds the licence
- their registered business name (if any) and place of business
- the status of the licence—current, expired, refused, cancelled or suspended
- their licence number and class.

Current interstate or New Zealand licence holders can fill out 1 of these forms:
- Application for mutual recognition of occupational licence form (Form 1) to apply for a Queensland licence
- Application for mutual recognition of certificate of registration/occupational licence form (Form 2) to apply for a Queensland registration.
This is a requirement of the Mutual Recognition (Queensland) Act 1992 and the Trans-Tasman Mutual Recognition (Queensland) Act 2003.
